Located along the northern shore of the Golden Horn – the center of Ottoman maritime power for over four centuries – the Beymen Tersane department store is one of Istanbul’s most significant redevelopment projects. Set within the historic Tersane-i Âmire arsenal, OMA’s project for Beymen Group revitalizes a structure within an industrial heritage site of exceptional architectural value.

Dating from the 16th century, the site’s history is deeply intertwined with that of the city. From the conquest of Constantinople to the end of the empire, the arsenal complex served as the Ottoman navy’s main shipyard. Generations of tradesmen, engineers, and shipbuilders worked inside these vast structures to build the fleet that dominated the eastern Mediterranean. Following its gradual decommissioning and eventual abandonment, the complex remained a silent presence along the city’s waterfront for decades.

A new masterplan, however, is transforming the site into a cultural, hospitality, and retail hub. Within this framework, OMA’s intervention is located within the former shipbuilding halls on the site. The project – the practice’s first in Turkey – introduces a series of freestanding structures within these halls and organizes the retail spaces as a sequence of galleries defined by distinct geometries and materials. The galleries host both retail and contemporary art installations while keeping the original structure visible as the project’s central narrative. Accessible both longitudinally and transversely, the galleries create a continuous, horizontal space that rejects the traditional vertical layout of a department store. Fashion, design, art, and culture thus coexist within a single space.

Concentric arched transitions connect these passageways, where new smooth, backlit surfaces lined with perforated metal are integrated into the original stone openings. While the geometry maintains formal continuity, the materials provide a clear contrast between old and new, with rough limestone and brick lining the exterior and polished metal and cream plaster dominating the interior.

The pathway through Beymen Tersane consistently reinforces this dialogue, with each new element reinterpreting the existing structure. From the vaulted corridors to the terracotta garden and the menswear area, the spaces unfold as an architectural narrative that guides visitors through a series of curated episodes.

The project’s significance, however, extends well beyond the architecture of the building itself. Combined with a new promenade overlooking the Golden Horn, Beymen Tersane helps reconnect Istanbul with its waterfront, which was historically cut off by industrial infrastructure.

Once a shipyard that built fleets and fueled imperial trade, the site now serves as a vital connection between heritage and innovation, city and water, history and the future. Within this context, OMA’s project reinterprets the former shipbuilding halls as contemporary spaces of exchange and encounter through a 21st-century intervention.
